Garage slabs take a lot of abuse. They have to support heavy cars and trucks and resist ice, dirt, salty water, de-icers, gasoline, motor oil, antifreeze, and other contaminants. Plus, since few garages are heated, they have to tolerate freeze/thaw conditions. But a garage slab that has been carefully planned, installed, and cured should have no trouble providing years of performance in any climate, even under the toughest conditions. What are stem walls and do you need them?
There are two types of foundations predominantly used during the construction of a new concrete garage pad; Stem-Walls and Monolithic slabs. Both carry specific benefits and challenges during construction and it is important to know these before breaking ground during a new garage build project. Below we will explore the differences and benefits between the two types of foundations.
STEM WALLS
Stem-Wall concrete garage pads are constructed a multi-level slab. Where the floor and raised curb meet at the edges. This type of foundation is much more stable when fill dirt is required achieve the final build elevation. This process takes a bit longer for the preparation, pouring, and finishing of the concrete. It will produce a more stable foundation will prevent other issues down the road that could arise with trusses, wall construction, preventing water and moisture damage from rain, freeze/thaw cycles we have in Cranbrook. When dealing with varying lot conditions Stem-Walls are a much more consistent method of foundation construction.

NO STEM WALLS

In most sub division community builds, the ground is level throughout the entire property and more densely compacted with very little fill dirt required. In this case, if all finished floor elevations are the same from lot to lot and there is very little slope, Flat slabs may be the best choice as well as cost efficient.
There are some major issues that can arise if lot conditions are not conducive to a flat slab. They can not be used when a lot of fill dirt is required because the concrete is more likely to crack if the ground isn’t compacted well enough. Flat slabs tend to crack around the perimeter walls and other major load bearing areas. This cracking can cause structural issues which affect other aspects of the house further down the building process like drywall and flooring if the framed walls aren’t stable.
For these reasons, most lot builders in Cranbookians (including us) prefer stem-wall foundations.
Concrete garage pads are meticulously planned out before preparation and the pouring. There are a few important variables in this process being; size/shape, drainage system, thickness of concrete, rebar grids, stem wall specifications, vapor barrier, and thickened edges. GARAGE PADS
At Creetec we only use 32 MPA strength concrete with 5%-8% air-entrained mixes from reputable ready-mix companies.
We recommend waiting at least seven days (although, 28 days is very recommended) of cure time after new concrete is placed before vehicles are allowed to drive on it.
Our standard slab thickness is a minimum of four inches. Some situations will require us to pour six inches of concrete, and this would be discussed before the project takes place.
We do everything possible by industry standards, to prevent cracks. This includes the proper sub-grade preparation to cutting the control joints in the correct locations. Over time, crack will possibly happen. In the event that a crack is more than 3/8" of an inch, we will come and examine the cracked area/s and either repair or replace the afftect area/s.
On the second day after the pouring of the concrete, you can help reduce the chance of spider cracking by lightly spraying the surface with a garden hose nozzle 3 times a day if you can. Once in the morning, once in the afternoon, and once in the evening.
The lifespan of concrete will depend on how it is used. Concrete is able to last for 30 years or more in Cranbrook, though heavy traffic and extreme weather conditions may cause cracks and raised slabs to eventually appear. Concrete roads created by the Romans are still in existence at 2,000 years old!
