These are some common occurrences that may or may not happen to
your new concrete slab.
CUSTOMER INFORMATION
At Creetec all work will be completed in a substantial workmanlike manner according to standard practices. All of our employees are trained to prepare, set up and place and finish concrete to the highest of industry standards. We work hard to keep up to date on the latest products and techniques as well as work with our suppliers and concrete producers to provide you with the highest quality materials. We take great pride in our work and will do everything we can to satisfy you as a customer. However, all of our concrete work is created by humans and even under the closest supervision possible, small imperfections can and will be expected. Despite the skills of our workmanship, the quality of our materials and the strength and durability of concrete, our product is not without its inherent flaws. The information that follows provides some of the common issues that you can expect when working with concrete and provides suggestions on customer care and usage. If we are presented with an issue that exceeds the regular industry standard, we may repair or replace, as determined at the sole discretion of Creetec. Notice is given that all repairs are promised to return the subject to it's as built integrity - not to its as-built appearance. No warranty is expressed/implied regarding the cosmetics of the repair. The subject's appearance will be considered secondary to its long-term functionality and durability.
Concrete can be damaged by many factors beyond Creetecs' control. Damage from wear and tear, deicers, chemicals, equipment, vehicles and other things are out of Creetecs' control and are not covered by this Limited Workmanship Warranty. Creetec is not liable for repair conditions caused by misuse or abuse, ground settlement, winter conditions, accidents or acts of God.
This warranty does not apply to, and is waived by the homeowner as to, any construction work that has been subjected to an accident, misuse and/or abuse, nor does it apply to any construction work that has been modified, altered, defaced, and/or had repairs made/attempted by the homeowner or others.
This Limited Workmanship Warranty expires one(1) year from the date of completion of the project.
WHAT TO EXPECT:
CRACKS - Concrete WILL crack. We don't like it either but it will happen so we CANNOT guarantee that concrete will not crack, even in spite of all precautions having been taken. If a crack appears, we may be able to assist in the prevention of further cracking. The industry standard for repair or replacement for cracked concrete is greater than 3/8” of an inch displacement either in height or gap. Cracks that exceed 3/8” of an inch in height or gap may warrant repair or replacement. If we determine that repair or replacement is required, we will replace or repair only the affected area. Repair of concrete cracks with caulk or mortar will be considered an acceptable form of repair. PLEASE NOTE: Surface or hairline cracks may not be covered. Top coats and caps over existing concrete are NOT covered.
FLAKING or POPPING: While concrete is very durable, it is not always without flaws. Harsh weather may cause the surface of your concrete to flake or pop off. It is possible that a stone or stone(s) close to the surface will be exposed but such exposure WILL NOT compromise the integrity of the slab. We are unable to warranty any damages caused by harsh weather as mother nature always has the upper hand on us. The industry standard for repair or replacement for flaking or popping concrete is a minimum of 30% of the total work area being affected. Depending on the issue, we may warranty flaking or popping concrete if 30% or more of the total work area is affected. If repair or replacement is required, we will repair or replace only the affected area.
DISCOLORATION: It is NOT possible to match the color of your existing porch, sidewalk, driveway, etc. Sometimes different pours on larger jobs are subject to variation in color. Color variations are minor and may fade within time. If you are considering replacing only a section or sections of an existing driveway, patio or sidewalk, please be aware that a color difference is very likely (newly poured section vs. older section). It may be very noticeable and may take years to blend together. Gray Concrete can make no warranty that our work will match your existing product.
Colors represented on a computer screen or a printed brochure are just a representation of results and should not be relied upon for the final color of your project. Despite our best efforts, minor discoloration can still occur. There are a variety of different factors (such as: variations in slump, cement type/brand, finished texture, timing of operations, the curing process, choice of release agents, surface treatments, humidity and other weather conditions, age of concrete, etc.) that can and may produce distinct variations in color appearance. Color variation is not covered by this warranty.
SHIFTING and SETTLING: It is common for driveways, sidewalks, porches, patios and garage floors to have some cracking or shifting over time. This is not necessarily a sign of poor workmanship. There is no way for us to prevent sub-grade settling, underground root growth or shrinkage of the subsurface layers. We CANNOT warranty against settling because the sub-grade level is beyond our control.
FROST HEAVE and CRACKING: Throughout any given winter there are many freeze-thaw cycles. During these events your concrete is likely to heave but will also most likely settle back to its normal elevation again. However, your concrete is susceptible to cracking during the frost heave event. Cracking related to frost heave is not a warranty issue.
FINISHES: Interior surfaces are generally finished smooth (basement floor, garage, sometimes porches and patios). A smooth finish allows for easy maintenance. Please be aware that smooth finishes are VERY slippery when wet. Exterior concrete such as walks and driveways are broom finished. A broom finish is less slippery and designed to be walked upon even when wet. Stamped surfaces and stained surfaces are sealed to help maintain the beautiful characteristics of the color and design. The sealer used will cause a slippery surface when wet. Please view the information provided below regarding the use and importance of sealers. Additionally, surfaces which are stamped or stained will require maintenance; how frequently is out of our control.
CUSTOMER CARE:
THE DO NOT'S: 1) Do not drive on "new" concrete for at least 7 days, but suggested for 28 days minimum. 2) Do not allow water to drain beneath the slab as this may cause settlement cracks. 3) Do not use salt or other de-icing chemicals on the concrete (This is especially harmful during the first winter). If at all possible, hose off your car of any street salt before parking on concrete. 4) Do not allow your dog's urine (on your decorative concrete) to cycle through the numerous freeze-thaw cycles during the winter. Dog urine is extreme acidic and can cause damage to your decorative concrete. We recommend cleaning it as soon as you witness it.
RE-SEALING DECORATIVE CONCRETE:
It is important to note that we do not warranty sealer related failures. Surface maintenance is out of our control as heavy traffic, heavy use and severe weather may and can negatively influence the performance of the sealer. The care and maintenance of decorative concrete is the homeowner's sole responsibility. The frequency with which you should reseal your concrete will depend on the area’s exposure to cars, foot traffic, and any chemicals the decorative concrete is exposed to such as chlorine, salt water, stabilizer and the like. We highly recommend that stamped concrete projects be kept clean and resealed every other year or as needed. The longer you wait, the more likely you may notice the surface color fade slightly. Keeping a fresh coat of sealer will protect and keep the color as vibrant as the day it was installed. However, keep in mind, too much sealer can cause a host of other problems, the most common is whitening.
THE RESEALING TEST: To determine if you need to reseal you concrete, sprinkle water on the concrete surface. If the water is absorbed and makes the surface noticeably darker, the sealer has worn off and resealing the project will restore its original beauty. If the water is not absorbed and beads on the surface, the concrete should still be protected and likely does not require additional resealing.
ONE(1)-YEAR LIMITED WARRANTY
Limited Warranty: For one year, commencing from the completion of your project, there will be no “Major Cracking,” “Major Scaling and Spalling” or “Major Pop-out” due to defective materials or workmanship. For this warranty to be effective, all concrete must be at least 32MPA, Air Entrained, with our UV Polyurethane Sealing option, that is provided on all exterior concrete projects. Exterior concrete projects that are not sealed by Creetec are not covered in our one(1)-year limited warranty.
1. Definitions: “Other exterior concrete” includes patios, sidewalks, and other exterior flat work. “Major Cracking” means cracks wider than 3/8” inch that: *in total length, are more than 30% of the length of all of the joints in your driveway or other exterior concrete; or * in any parcel, the total length is more than 30% of the perimeter length of the panel. “Major Scaling and Spalling” means any substantial surface disintegration that occurs at the surface of the driveway or other exterior concrete that covers more than: *20% of the surface area of your driveway or other exterior concrete; or *25% of any panel of your driveway or other exterior concrete. “Major Pop out” means more than 70 conical breakouts per 100 square feet in the concrete surface from fractured pieces of aggregate.
2. Exclusions: This limited warranty does not apply to damage resulting from *abuse of your driveway or other exterior concrete *not any purpose other than residential purposes *fire, flood, earthquake, defective subsurface or other act of God * altering areas near your driveway or other exterior concrete so that drainage or water runoff undermines your driveway or other exterior concrete * the growth of trees (including roots) or plants near your driveway or other exterior concrete * Scaling , spalling or pop outs other than major scaling, spalling or pop outs *Contact between your driveway or other exterior concrete and vehicles, foreign objects, animals or persons (other than contractor) during the 7 day(28 day suggested) period after your driveway or other exterior concrete is installed *Cracks other than major cracks *discoloration or stains * any settlement or shifting from installation or repair of utility trenches near your driveway or any other exterior concrete at the point where it meets a garage or car port slab. Also, uniformity in the color of a driveway or other exterior concrete may vary within the same pour or when repaired or replaced. This warranty will not guarantee uniformity in color.
3. Remedy: A. If you think that your driveway or other exterior concrete has Major Cracking. Major Scaling and Spalling, or Major Pop outs due to defective materials or workmanship, you must notify your Contractor in writing. IF YOU DO NOT NOTIFY THEM WITHIN 14 DAYS AFTER YOU DISCOVER MAJOR CRACKING, MAJOR SCALING AND SPALLING, OR MAJOR POPOUTS, YOUR LIMITED WARRANTY RELATING TO THAT CONCERN IS VOID. TELEPHONING WILL NOT PRESERVE YOUR RIGHTS.
B. Inspection: Once your Contractor receives notification, your driveway or other exterior concrete will be inspected by your Contractor or representative within 30 days to determine if Major Cracking, Major Scaling and Spalling, or Major Pop out has occurred due to defective materials or workmanship.
C. Repair or Replacement: If Major Cracking, Major Scaling or Spalling or Major Pop out, which is the subject of the notice, occurred within 1 year of the completion date due to defective materials or workmanship, the Major Cracking, Major Scaling or Spalling or Major Pop outs will either be repaired or the damaged part of your driveway or the exterior concrete will be replaced. This will be carried out at no charge to the homeowner. Your Contractor will have the right to choose between repair or replacement.
4. No Other Warranties: There are no other warranties, expressed or implied concerning your driveway or other exterior concrete.
5. Transfer: Once a purchaser buys the property on which your driveway or other exterior concrete is located, the warranty is void then and thereafter. However, the purchaser that buys the property on which your driveway or other exterior concrete is located will assume this Agreement subject to your prior actions or inactions, and will have no greater rights that you would have had under the Agreement had you not sold the property on which your driveway or other exterior concrete is located. This warranty is not re-assignable to any third or subsequent purchaser or any other party.

Yes, we are insured for $2,000,000 for concrete construction in the Calgary areas.
The curing process occurs after your concrete is poured. This process prevents moisture loss and preserves the strength of your concrete. A curing compound can be added to your concrete to eliminate the loss of moisture. Curing is an exceptionally important aspect of proper concrete installation.
On the second day after the pouring of the concrete, you can help reduce the chance of spider cracking by lightly spraying the surface with a garden hose nozzle 3 times a day if you can. Once in the morning, once in the afternoon, and once in the evening.
This answer greatly depends on the job specifications, time of year, and other factors. However, your project typically takes two to three days on average 100 - 600sqft, and two to 5 days on larger projects. Discuss your expectations with us to make sure you are both on the same page prior to agreeing on your contract.
Concrete is a more affordable, durable, and resilient material than other types of flooring such as stone, brick, or wood. With many modern design options and state-of-the-art installation technologies, it is the best material for your patio, warehouse, or driveway if done correctly by the concrete contractor you've chosen for your project.
Our schedule is determined by two factors.
First being, the order in which a signed contract was received, and second being, the weather.
We will give the customer an estimated time for starting the concrete job, but it could be subject to change due to unforeseen circumstances.
At Wild West Concrete, we only use 32MPA strength concrete which converts to 4,643 PSI.
This means your concrete is more than strong enough to withstand weathering from cold climates to hot climates, the heavy weight of all vehicle types, and long-lasting life.
Generally, a thickness of 4 inches is standard for most Calgary residential concrete applications unless unusual circumstances would be encountered.
An example of this would be if a homeowner would have an unusually heavy vehicle or machinery where the concrete would be under more stress due to the heavy load, then proper thickness and slab design would need to be determined.
For concrete applications such as Patios, Walkways, and Steps you can essentially start walking on the next day after the pour. It is suggested not to use, drag, or have heavy items such as BBQs and hot tubs on them for at least 7 days.
For concrete applications such as Driveways, Garage Pads where heavier things are used, at least days 7, but 28 days is highly recommended to drive on or build on.
Our weather region is considered severe; therefore, it is especially important for Calgarys' concrete driveways, patios, walkways, and other slabs to be sealed. Concrete sealer is designed to prevent moisture from entering the concretes interior, to assist in limiting surface deterioration due to feeze and thaw cycles we endure throughout the year. It will also assist in protecting the new concrete from road salt which accumulates from vehicles. New concrete should air dry for at least 28 days prior to the application of a concrete sealer. We suggest Not using the big box stores sealing applications are they are not sufficient enough. Only use professional polyurethane sealers on your concrete.
Don't allow drain water to undermine your concrete and cause settlement cracks. Make sure all downspouts and gutters are properly functioning. Also, be sure the grade around your concrete allows for proper drainage of stormwater run-off.
If wear shows in high traffic areas (as sometimes happens after five or more years), clean the surface and reseal for further protection. Your new concrete has been designed for normal residential vehicle traffic. Do not use your concrete for purposes other than what it was designed for, such as delivery vehicles as this may result in crack development.
Avoid placing doormats on new or existing concrete as they hold moisture against the concrete, which causes staining and possible surface defects.
Wet leaves left on a driveway will have a tendency to stain, so be prepared to clean your driveway often in the fall. Leaf stains can be cleaned away with a pressure washer (light pressure) or with hot water mixed with tri-sodium phosphate (one pound per gallon is recommended). Frequent cleaning keeps your new concrete looking good and does wonders to improve the curb appeal of your home.
The use of deicing chemicals during the first year of service is not recommended, especially if the concrete is installed late in the year. Sand is an acceptable alternative anytime. De-icing chemicals used for snow and ice removal can cause and aggravate surface scaling. Therefore, judicious use of these products with regard to the amount and frequency of application is strongly advised. Remember deicers can also reach concrete surfaces other than by direct application — for example, drippings from the under-carriage of vehicles.
NEVER use rock salt on your concrete.
During and after the concrete’s second winter, deicing chemicals containing sodium chloride (common salt) or calcium chloride may be used judiciously.
NEVER use deicers containing ammonium sulfate or ammonium nitrate, as they will chemically attack and rapidly disintegrate concrete.
ALSO NOTE: common garden fertilizers often contain ammonium sulfate and/or ammonium nitrate, and can cause disintegration of your concrete. Avoid loading or cleaning your fertilizer spreader on your concrete slab and follow best-spreading practices by applying fertilizer around the periphery of your lawn first, without crossing pavement, then run the spreader back and forth within the area bounded by your perimeter fertilizer run. This practice both ensures consistent fertilizer application around the edge of your lawn and, because the spreader never crosses pavement, minimizes the potential for fertilizer damage to your concrete.

There are many methods for removing driveway stains. Start by using a pressure washer and give your entire driveway a deep cleaning. Small spills or spots can be removed with a brush and a strong detergent. For harder to remove stains, a more aggressive method is done by using a concrete cleaner or degreaser. To achieve maximum results, it’s important to try and remove stains right after they occur.

The lifespan of concrete will depend on how it is used. Concrete is able to last for 30 years or more in Calgary, though heavy traffic and extreme weather conditions may cause cracks and raised slabs to eventually appear. Concrete roads created by the Romans are still in existence at 2,000 years old!
Some factors may cause your concrete to age faster. Using rock salt or deicers with ammonium sulfate or nitrate can cause concrete to weaken prematurely. If you have a commercial parking lot with a lot of delivery trucks coming in day in and day out, you will likely experience issues with the concrete earlier than the concrete sidewalk on the side of your home.
